Indian Sandstone

Beautiful stone, but it blackens fast in our climate. Cleaned at the right pressure for a softer stone, with black spot treated so the natural colours show through again. Raj green, Kandla grey, rippon: I've cleaned the lot.

Concrete Slabs

The workhorse patio. Tough enough for a full-power clean and comes up like new. Ideal candidate for a post-clean seal if you want to keep it that way.

Natural Stone

Limestone, slate, granite and york stone each need their own handling. Limestone especially can mark if you're heavy-handed. Cleaned gently and treated properly.

Porcelain

Porcelain doesn't absorb grime like stone, but the textured surface still traps algae. A lower-pressure clean with the right treatment brings it straight back.

Those Black Spots Aren't Dirt

If your patio's covered in little black dots, that's lichen, a living organism that roots itself into the stone. It's the number one complaint I hear, and here's the truth most won't tell you: no amount of pressure alone removes it.Blast it and you just scar the stone around the spot.

The proper way is to kill it first. I apply a professional biocide treatment, give it time to work into the lichen, and then clean. The spots release, the stone underneath is intact, and the treatment keeps working afterwards so it doesn't come straight back. It's the difference between a patio that looks clean for a fortnight and one that looks clean for a year or two.

The Process, Start to Finish

    Furniture moved & surface checked

    Pots, furniture and barbecues moved aside (put back afterwards). I check the stone type, the pointing and drainage so nothing gets damaged.

    Treatment applied

    Biodegradable biocide goes down on black spot, lichen and algae and is left to work. Borders and lawns are protected and rinsed throughout.

  3. 3

    Rotary clean at the right pressure

    Even, stripe-free cleaning matched to your stone. Joints and edges detailed by lance, and everything rinsed down: windows, doors, the lot.

  4. 4

    Put back & walk round

    Furniture back in place, you check every slab, and only then do you pay. Re-pointing and sealing can be quoted at the same time if the patio needs it.

Questions About Patio Cleaning

Can you get the black spots off my patio?

Yes. Those black spots are lichen, and they don't shift with water alone, no matter how much pressure you use. I treat them with a proper biocide first, which kills the lichen so it releases from the stone, then clean it away.

My patio is Indian sandstone. Is pressure washing safe for it?

Yes, with the right approach. Sandstone is softer than concrete, so I use lower pressure and the rotary head rather than a pinpoint lance. Natural stone gets treated, not blasted.

Will the pointing between my slabs be damaged?

I take care around old pointing: sensible pressure, rotary head, and I check the joints as I go. If pointing's already crumbling, I'll tell you; minor re-pointing can usually be sorted while I'm there.

How often should a patio be cleaned?

Most patios want a proper clean every one to two years. Shady gardens and patios under trees may want it yearly. The pre-treatment I use keeps the algae away far longer than a plain jet wash.
